What we guide you through

When you instruct us, here’s how we’ll help take the burden off your shoulders:

Onboarding & paperwork
We’ll send you the initial documents to sign and ask for identity verification. You just return them, and we’ll take care of the rest with clear instructions and support.

Contract pack & seller disclosures
We request the contract from the seller’s solicitor. That pack includes:

  1. The Contract detailing the agreed purchase price, buyer/seller names and property details.
  2. The Fix­tures & Contents Form which lists what’s included in the sale.
  3. Property Information Form where the seller discloses details about boundaries, planning permissions and other issues.

We also obtain the legal title documents, deeds, mortgages, covenants, restrictions – so you get full visibility.

Searches
We carry out essential searches (such as local authority, water & drainage, environmental) to uncover any risks or liabilities associated with the property. These results may influence how you move forward.

Pre-exchange enquiries
Once searches and contract papers arrive, we raise enquiries, review responses, and prepare a contract report. We’ll ask you to review, sign, and return the final paperwork, and to provide your deposit (usually 10%) in preparation for exchange.

Exchange & completion
When all parties agree and the chain is in place, contracts are exchanged making the purchase legally binding. On completion day, we supervise the transfer of funds, notify the seller’s solicitor, and tell you when you can collect the keys.

Post-completion registration
After completion, we register the property in your name and send you confirmation documents and title deeds for safekeeping.

How long does it take?

From accepted offer to completion, the average seller’s conveyancing process runs around 12 to 16 weeks.

However, timing can vary based on:

  • How quickly paperwork is returned.
  • Delays in mortgage valuation or survey.
  • Waiting on leasehold packs from managing agents.
  • Additional enquiries or missing information.
  • Timing in the chain if others are delayed.
