When you instruct us, here is how we will help take the load off:

Onboarding & paperwork
We will walk you through the initial steps, including signing paperwork, verifying identity, and setting up payments, with clear instructions and support.

Preparing the contract pack
We will assemble a full contract pack, including:

  • The contract (sale price, buyer and seller names, property details)
  • Fittings & Contents Form (what is included in the sale)
  • Property Information Form (your disclosures about boundaries, disputes, planning, etc.)
  • Title deeds and documents (mortgages, covenants, restrictions)

Pre-exchange checks & enquiries
Once the buyer’s solicitor raises enquiries and searches, we will handle responses, make sure all issues are addressed, and keep you updated. When everything is ready, we will send the final contract to you for approval and signature.

Exchange of contracts & completion
When all parties are aligned and the chain is ready, you will exchange contracts, which makes the sale legally binding. On completion day, we will coordinate the transfer of funds, handle mortgage redemption if needed, and arrange for the keys to be handed over. Then we will return your sale proceeds promptly.


How long does it take?

From accepted offer to completion, the average seller’s conveyancing process runs around 12 to 16 weeks.

However, timing can vary based on:

  • How quickly paperwork is returned.
  • Delays in mortgage valuation or survey.
  • Waiting on leasehold packs from managing agents.
  • Additional enquiries or missing information.
  • Timing in the chain if others are delayed.
